Kingshill Business Park

Aberdeen 


HKIP acquired Kingshill Business Park, Westhill, Aberdeen in 2025 as part of its continued expansion within the UK regional office market. The asset comprises approximately 70,000 sq ft of modern multi-let office accommodation within one of Aberdeen’s established business park locations. HKIP identified the opportunity as offering strong day one income together with medium-term asset management and repositioning potential through proactive leasing initiatives, occupier engagement and operational enhancement strategies. A hands-on asset management programme continues to focus on income protection, leasing activity and long-term value creation across the estate.

Current tenants include Cala Management Ltd, Stormgeo Ltd, James Fisher, Kraken Robotics and Arrow Communications.

Dundee One

Dundee


HKIP acquired Dundee One in 2025 as part of its continued investment activity within the Scottish regional office market. The prominent city centre asset comprises a substantial multi-let office building with a diverse occupier profile and significant asset management potential. Since acquisition, HKIP has been actively engaged in leasing, occupier engagement, refurbishment and operational enhancement initiatives designed to strengthen income resilience and enhance the long-term positioning of the asset. The investment reflects HKIP’s wider strategy of acquiring well-located office and mixed-use assets where proactive asset management can unlock long-term value creation opportunities.

Current tenants include Johnston Carmichael, Koehler, BNP Paribas Bank, Begbies Traynor, Digital First.

Broadgate

Leeds 


HKIP is actively involved in the asset management of Broad Gate, a prominent mixed-use office and leisure destination in Leeds city centre. The asset comprises a substantial multi-let office and retail complex with a diverse occupier profile including office, leisure, retail and flexible workspace operators. HKIP’s involvement is focused on a proactive asset management strategy centred around occupier engagement, leasing activity, refurbishment initiatives and operational enhancement projects designed to strengthen income resilience and enhance the long-term positioning of the asset. Recent activity has included significant leasing transactions, workspace repositioning initiatives and ongoing occupier engagement regarding future accommodation requirements and lease restructuring opportunities.

Current tenants include Sainsbury's, TK Maxx, Argos, Yorkshire Building Society, Kaplan, Colliers and Hays Recruitment.

Hunter Portfolio

Hillington


Hillington is the largest business park in Scotland situated between Glasgow city centre and Glasgow airport. Hunter comprises 5 office buildings extending to 91,000 sq ft. HKIP have created significant added value through a strategic and carefully planned break and and sell strategy which is now approximately 80% completed.

Current tenants include NHS , Arrow Communications , Shenker , Sally Services.

Waterfront Retail Park

Greenock


Waterfront Retail Park is an open class 1 non-food retail park located in the popular town of Greenock in the West of Scotland. Situated in a prominent location adjacent to the town centre and A8, the Park benefits from both a central location and ease of access, with 337 free car parking spaces. The Park lies adjacent to an established 24 hour Tesco Extra food store, Lidl, Mecca Bingo and Waterfront Leisure Centre. The investment offers a number of opportunities to add value including the development of a new Pod unit of up to 6,000 sq ft.

New occupiers include JD Gyms and Taco Bell.

Cumbernauld Town & Shopping Centre

Cumbernauld


Purchased by way of joint venture, Cumbernauld Town and Shopping Centre is a substantial mixed use investment comprising a large part of the wider town centre. The ownership extends to approximately 420,000 sq ft arranged over 9 levels including retail, nursery, offices, F&B and leisure accommodation, with approximately 970 dedicated car parking spaces. The investment is high yield in nature, and as well as the day to day activities, such as lease extensions, lease re-gears and new lettings, offers a number of more strategic asset management opportunities, many of which are currently being advanced.

Current occupiers include New Look, Exercise4Less, Argos, Home Bargains and Santander.

The Glasshouse, Glassford Street

Glasgow


The Glasshouse is centrally located in Glasgow City Centre and comprises a mixed use development with basement, ground and eight upper floors; it extends to approximately 58,000 sq ft with a 527 space car park. HKIP have created significant investor value through a range of lease re-gears and a planned break up strategy. Remaining assets include 3 high yielding leisure units.

The current tenants include, NCP and Grosvenor Casino.

Pentland Gait Business Park

Edinburgh


Pentland Gait Business Park comprises three high quality office buildings totalling 63,000 sq ft, with 275 car spaces situated within an attractive landscaped environment. The Park is situated on the western periphery of Edinburgh and benefits from terrific road and rail transport links. A key element of HKIP’s asset management strategy at Pentland Gait has been the successful securing of planning consent for approximately 370 purpose-built student accommodation (“PBSA”) units across the wider site. The planning consent materially enhances the long-term strategic optionality of the asset and provides shareholders with a range of future value creation opportunities, including potential redevelopment, phased repositioning and alternative use strategies, whilst continuing to maximise income performance from the existing asset base.

The current tenants are Sykes Global Services and BAM Construction.
